How Can I Get the Most Money for My House?

I recently sat down with a homeowner in Ashburn who was worried. They had seen more "For Sale" signs in their neighborhood and were afraid they had missed the peak of the market. They asked me the same question I hear at almost every kitchen table: "Shakha, how can I actually get the most money for my house right now?"
I told them the truth: In 2026, you don't just "list" a house; you launch a luxury product.
While Northern Virginia is seeing a 9.7% jump in sales volume, there are also 11.8% more homes for sale than last year. This means that while buyers are out in force and spending record amounts of money, they are also becoming more selective. To get a record-breaking price, your home has to look better than every other option on the market.
The "Model Home" Secret
Most people think selling a house starts with a sign in the yard. For me, it starts with a transformation. To get the highest price, we create a luxury model home look. We don't just move furniture; we stage the home to look like a high-end showroom. When a buyer walks in, they shouldn't just see a house—they should see the life they’ve always wanted to live.
This "first impression" starts long before the front door opens. Most buyers find their next home on a screen, which is why we use twilight photography. That "golden hour" glow makes a property look prestigious and warm, stopping the scroll on every search app. We pair that with professional videos that walk buyers through the home's story, showing them the equity and value before they even schedule a tour.
Turning an Open House into an Event
We don't do "boring" open houses. To drive the most interest and create a sense of urgency, we host catered open houses. By bringing in great food and creating a hosted event atmosphere, we keep buyers in the home longer. The more time they spend in the space, the more they begin to own it. This approach is why my listings in high-demand areas like Leesburg—where inventory is still at a record-low 0.73 months—often see faster results than the regional average.
Why the Data Matters to You
Even with all the luxury marketing, we have to stay grounded in the facts. Right now, there is a "Value Gap" that makes Loudoun County a massive draw for buyers:
Fairfax County: Average prices are around $376 per square foot.
Loudoun County: Average prices are around $299 per square foot.
Because Ashburn and Leesburg offer so much value, we are seeing incredible demand. But with homes taking an average of 30 days to sell across the region, you cannot afford to have a "slow" start. My goal is to use high-end staging and expert timing to ensure your home is the one everyone is talking about on Day 1.
Frequently Asked Questions (FAQ)
Does staging really help me get more money? Yes. In a market with 11.8% more competition, a staged home stands out as the premium choice. It allows buyers to visualize the space and often leads to higher offers because the home feels "move-in ready."
What are twilight photos? These are professional photos taken during the "blue hour" just after sunset. They highlight the home's exterior lighting and create a high-end, luxury feel that traditional daytime photos can't match.
How is the 2026 real estate forecast for Northern Virginia? The market is active and strong. The 9.7% increase in total sales volume shows that buyers are ready to move for the right property. Success this year is all about presentation and data-backed pricing.
